Preparing for a Building Energy Rating (BER) assessment? Having the right documents ready can make the process smoother and help you get an accurate energy rating. Use this checklist to ensure you’re fully prepared before the assessor arrives:
- MPRN Number & Eircode
Your Meter Point Reference Number (MPRN) can be found on a recent electricity bill. Don’t forget to have your Eircode ready as well; both are essential for the assessment. - Proof of the Year the House Was Built
It’s important to show when your house was originally built. Documents such as the property deeds, architectural plans, or other official records can confirm the age. If you’ve added any extensions, make sure to include details about those, too. - Previous BER & Air Tightness Test Results
If your property has had a BER or air tightness test in the past, provide the previous results. This helps the assessor see any changes or energy improvements made over time. - Window & Door Certification
Be prepared with certification documents for your windows and doors. These should include information like the make and model, glazing type, U-value, and solar transmittance. This data is important for evaluating the energy efficiency of your home. - Heat Source Information
Make sure to have details about the heating system, such as the make and model of your boiler or any other heat sources in the property. This information is usually listed on the appliance itself. - Details of Home Upgrades
If you’ve made any upgrades, such as adding insulation, installing PV panels, or putting in a heat pump, provide documentation. Include reports from contractors or engineers that describe the work completed, materials used, and how these improvements enhance the property’s energy efficiency.
Having these documents ready before your BER assessment can save time and help achieve a more accurate energy rating. If you need more guidance, the Property Health Check team is here to assist you.
