What is an Opinion on Compliance with Planning Permission?
A Certificate /Opinion on Compliance is required for most building works, including all extensions and structural alterations to an existing property. This documentation should be available for all relevant structural works to a property, preferably before a property is placed on the market for sale, to confirm that works are compliant with Planning and Building Regulations.
A Certificate of Compliance is normally provided when building works have been monitored through the course of the entire construction. An Opinion on Compliance is provided by a qualified Engineer, Architect or Surveyor where a Certificate of Compliance for completed structural work is not available. The Opinion is presented in a format which has been approved by the Law Society of Ireland.
As an Opinion on Compliance is carried out after the completion of the project, it is based on a visual inspection of the finished works. An Opinion on Compliance with Planning Permission is carried out to certify that the structural works in question substantially comply with Planning and Building Regulations. The service includes investigation into the planning files for the property together with a site visit prior to preparing the Opinion.
